Yes, it's true just this past week we officially listed our Oreana, IL studio building FOR SALE. And in this post I have a few details for you about both the business and the building.
Within an hour of the Main Place properties sign going up on our 165 W South Street property my phone was ringing... This was interestingly timed as well as I've spent the last week in Brandon and Arkansas with my oldest playing softball so I hadn't been in a place to get the questions answered for the masses yet. But I'm here now...
1. is sJP is still in business and booking?!?!
YES! The BUILDING not the BUSINESS is for sale. And SJP is still very much in business and booking in the Oreana, IL area. For one, until the building sells we're still fully operational IN the space! And even past that we have no plans to be finished in Illinois completely. I have been creating with some of your families and businesses for decades and I'll still be available to serve you well past the sale of the building. We have plans for this transition so you won't be underserved in any way.

2. Was that a difficult emotional decision?
Yes and no. Pulling the trigger on listing the building for sale was tough... I mean it took me about 3 weeks to sign the listing document after it was sent to me (and only took about 15 seconds to actually complete signing). But really, it's the next right step for our family and our dreams. Yes, the studio build was a huge dream of our families at the time we built in 2018/19. It was the culmination of decades of dreaming by both of us.
But then, our dreams shifted. We focused our sights on a different destination and the dream is sweet over here where my kids spend weeks and weekends at their aunt's or nana's house and family can catch a Monday night double header game. We aren't done dreaming, our dreams just changed. And now I'm excited to see what the next person can infuse into our beautiful space. I have ideas for what it could be in its next life and what it could do for the community of Oreana, but I expect you'll have even cooler ideas for it!
3. What will it become now?
Honestly, the possibilities are ENDLESS.
- Stay a studio / creative space! Sure, it could absolutely stay a studio for one or multiple photographer/videographers. It is a space where a creative could EXPAND and INVEST in their business with a hard asset they own versus continuing to rent space. And while it was uniquely designed for that use but we saw other possibilities as well.
- Salon / Beauty / Massage... For a long time, even while I was still in the space full time I envisioned the front lobby or meeting space being transformed into a salon space. It could easily be shared by 2 chairs and 1-2 shampoo basins or the entire front area could fit double that or even better share the space with masseuse, injection specialist, esthetician, spray tan booth to create a truly bustling beauty destination that's easily accessible from Forsyth, Argenta, Decatur and beyond.
- Boutique... HUGE, mid-sized or micro the building has space for a boutique of any size! One or both spaces up front are ideal with stunning entry vault ceiling, beautiful natural lighting and so much space for wall and standing displays. Being just 2 miles off i72 makes us a perfect pull from Champaign & Springfield especially for specialty shops like formal wear! Plus, the entire main room offers tons of square footage for the largest boutiques of any kind.
- Co-Working Space or Unique use! We've already been approached by folks interested in office shares, a crossfit gym and a small business greenhouse (have you seen that BIG side lot!) so we know the possibilities for this space are endless.
